It was a short sale for buyer and agents probably had to work for it! (A short sale is where the seller owes more than the property is worth, so agents have to convince bank to accept less than the full amount of the loan!) Two car garage.

So probably had to be all cash. On public water. Yes, it’s a fixer no question but someone got a very good deal for the Village location and the size of the property and the lot size.

There were 8 home sales (and 1 so far for 2017) in this special little enclave of homes at Del Monte Beach in Monterey, CA.  Prices ranged from $690,000 to a high of $1,475,000.

129 Dunecrest Ave, Monterey, CA. 93940  Sold for $690,000  List price was $685,000 and escrow closed 01/03/2017  3 bedroom, 1 bath, approx. 979 sq ft. on a 3485 sq ft lot.This was only on the market for 2 days before it got snatched up! Little beach house with large front patio. And of course no house is all that far from the beach!

124 Dunecrest Ave, Monterey, CA. 93940  Sold for $697,500 which was full list price. This one also sold fast – 13 days. IClosed escrow 06/01/16  It was a 2 bedroom, 1 bath, approx. 1085 sq ft. Lot was 6970 sq ft. which is huge for that area! Floor plan – open, triple pane windows, 2 car carport.

139 Dunecrest Ave., Monterey, CA. 93940 Sold for $705,000 and list price was $699,000 Closed escrow 06/08/2016.  3 bedroom, 2.5 bath, approx. 1062 sq ft. Lot size 3485. Wood burning fireplace, off street parking. Guess they were having a “block sale” on Dunecrest last year – 3 on the same block. But then these little houses really don’t turn over all that often.

Key Takeaway:  Expect to pay close to full list price for a Del Monte Beach home – and sometimes more!

207 Dunecrest Ave,, Monterey, CA. 93940  Sold for $875,000 with a list of $859,900 Closed in 12/02/16  Definite trend with many houses selling for higher than list price! 4 bedroom, 2 bath, approx. 2083 sq ft. which is huge for this area. Hey, back on Dunecrest again, but different block anyway. 5001 sq ft lot. This was bank owned and a fixer upper. But location, location and also size here. All cash sale.

115 Spray Ave., Monterey, Ca.  93940  Sold for $950,000 on a list price of $955,000 and got grabbed in only 6 days on the market.  Closed escrow 05/06/16.   2 bedroom, 2 bath approx. 1902 sq ft. on a 3485 sq ft lot. Hmm, some houses are bigger than some of these lots! Ocean views from many rooms, and a 2 car garage which is a rarity in this neighborhood.  This one had a “beach or upside down, flipped floor plan”. That means main living area is upstairs – living room, kitchen – where he view is! If your aren’t on the beach – this will be where you spend your time.

Key Takeaway:  Del Monte Beach homes – Bigger homes, views, probably 1 million and up – and upside down floor plan to take advantage of the view!

80 Beach Way, Monterey, Ca. 93940  Sold for $1,075,000 on a list price of $1,125,000. This was on the market a whole month – often they go faster here. Closed 11/29/16 Ok, things are slower around the holidays so that explains it. 4 bedroom, 2.5 bath, approx. 2214 sq ft on a 3485 sq ft. lot.  Beautiful bay views looking towards Pacific Grove.This also had a reverse floor plan with main living areas on the 2nd floor. Also had a 2 car garage.

142 Seafoam, Monterey, CA. 93940  Sold for $1,154,000 on a list price of $1,199,000. On the market 31 days.Closed 08/13/16  4 bedroom, 2 bath approx. 1925 sq ft. on a 3600 sq ft. lot.  Of course this one too had beautiful ocean views as well as views of the city lights. Split level floor plan, bamboo floors good outdoor space too. Also a 2 car garage.

108 Tide Ave., Monterey Ca 93940  Sold for $1,475,000 on a list price of $1,699,000  On the market 26 days. Closed in 11/30/16  Oceanfront home!! So of course the views are incredible. 4 bedroom, 2 bath home, approx. 2076 sq ft. on a 3598 sq ft. lot.  Patio with hot tub, wall of windows, 2 car garage.  All cash for this wonderful property.

One Sale for 2017

136 Spray Ave., Monterey, Ca. 93940  Sold for $725,000 with a list price of $700,000.  Closed in 03/07/17  2 bedroom, 2 bath approx. 1312 sq ft., on a 2614 sq ft lot. Ok, this is one is “almost a condo” with such a small lot. But it has an ocean view. Who needs a big lot with the beach as your playground! Also this house was bult in 2000 so only 17 yrs old. Hey, that is “new” for the Monterey Peninsula!  Large kitchen, separate dining area, double pane windows. Also one car garage.

There have been 7 sales in the Seaside Highlands Subdivision and we aren’t quite half way thru the year.  This is one of the newer areas of homes on the Peninsula though we now have the new communities at Fort Ord.

4379 Shoreline Court, Seaside, Ca. 93955 – A single story home sold for $640,000 (Listed at $639,888) sold in one day and was conventionally financed. It closed escrow June 1, 2016.  This was a 3 bedroom, 3 full bath home with aprox. 1720 sq. ft.  Home has been upgraded. It’s rare to find a single story home here or elsewhere!

4920 Peninsula Point Dr., Seaside, Ca. 93955 This home sold for $735,000 (Listed at $739,000 and closed escrow in January 13, 2016 for all cash. This home has  4 bedrooms, 2 full and one – half bath., approx. 2592 sq. ft.  It has a low maintenance back yard with a fountain, special lighting and a rainwater cistern.

4600 Peninsula Point Dr., Seaside, Ca. 93955  This home sold for $770,000 (Listed at $770,888) and closed escrow in February 29, 2016 with conventional financing.  This home has 5 bedrooms and 3 full baths and is approx. 2593 sq ft. on a spacious 7447 sq ft. lot.  This home also is one of the popular models with a bedroom and full bath downstairs.

5051 Sunset Vista Dr., Seaside, Ca. 93955  This home sold for $850,000 ( Listed for $886,888)  It closed escrow in January 25, 2016 with conventional financing.  This is one of the large floor plans with 3208 sq. ft. and 4 bedrooms and 3 full baths. This is one of the upgraded models with over 200k in upgrades.

5002 Pacific Crest Dr., Seaside, Ca. 93955  This home sold for $863,500 (listed for $922,500) and closed escrow on April 25, 2016. with conventional financing. This Seaside Highlands home is 4 bedrooms with 2 and 1/2 baths, approx. 3399 sq. ft.  This home was in immaculate condition and had an oceanview! It also had a number of upgrades such as cabinets, granite counters, floors were hardwood and travertine and more.

4757 Paradise Cove Ct., Seaside, Ca. 93955 – This mid sized home (for Seaside Highlands) sold for $715,000 (listed for $725,000) closed escrow in 01/29/2016. This was an all cash sale – tenant occupied thru Sept. 2017.  Home is 2841 sq ft. on a 7405 sized lot.  It has 4 bedrooms, and 2 1/2 baths, two story with a spacious loft included.

4667 Sea Breeze Ct., Seaside, Ca. 93955 Sold or $718,000 (listed at $719,888) and closed escrow in 05/27/2016, with conventional financing. This was a short sale. The home is 4 bedroom, with 3 full baths, approx. 2484 sq ft. This floor plan is the popular one with a bedroom and full bath down stairs.

Del Monte Park, Pacific Grove Sales

Del Monte Park Homes in Pacific Grove

There have been 10 sales in the Del Monte Park Neighborhood in the last 90 days, ranging from $280,000 up to $485,000.  At the low end was 1206 Lincoln a 3 bed, 1 bath 1008 sq. ft home in poor condition that was an all cash sale.  Next was 1248 Buena Vista also a fixer upper all cash sale of a 3 bedroom, 1 bath 1031 sq. ft. home.

1113 Presidio was a samll 2 bedroom, 1 bath home 828 sq ft. that sold for $295,000. This home had nice hardwood floors and an updated bath. It sold for $295,000. 1321 Lincoln was one of my sales and my clients got an exceptionally good buy at $376,000. The home was 3 bedroom, 1.5 bath and was 1352 sq. ft. The big bonus was the huge 9000 sq ft lot – a double lot for PG.  Also a bonus was the garage and workshop combo at the back of the property that was bigger than the home!  Just down the street was another sale on Lincoln at 1201. This was a smaller 2 bedroom, 1 bath home, 827 sq.ft. that sold for $350,000.

Moving up the price range to above the $400,000 level was a sale at 1126 Piedmont that sold for $450,000. This was a bigger home – 1900 sq ft. and was 4 bedroom, 2.5 baths.  The home could have used some upgrading but was a large home by PG standards. Another home at 1142 Buena Vista sold for $440,000. This was actually a duplex with the main home a 2 bedroom, 1 bath unit and with a detached 1 bedroom, 1 bath across from the back porch.  This property also had a full basement which is unusual on the Monterey Peninsula. Guess we don’t have many tornados where we need to shelter in the basement!

The home at 1124 Piedmont was a Bank REO (foreclosed home) that was 1266 sq ft and a 3 bedroom 2 bath, updated home. It featured marble entry as well as nice hardwood floors. The kitchen was updated, also had a new roof and rare for PG the sewer lateral work had already been replaced. (In PG sewer laterals must be inspected. If they are not in good shape they must be replaced!!) This home was listed at $467,500 and sold above the list price at $480,000.

There were two more sales in the Del Monte Park Neighborhood. One at 1101 David Ave sold for $430,000.  This was a large 4 bedroom, 2 bath home on a huge 9000 sq. ft. lot. This home did need considerable updating and TLC.  But lots of square footage on a double size lot. This was a short sale, which just goes to show you that sometimes you can get good buys in this niche. The last sale in this area was at 1315 Funston. This was a nicely updated home, 1870 sq. ft., 4 bedroom, with 3 full baths. Nice open floor plan. This was also a short sale and sold for $485,000.
