129 Dunecrest Ave, Monterey, CA. 93940  Sold for $690,000  List price was $685,000 and escrow closed 01/03/2017  3 bedroom, 1 bath, approx. 979 sq ft. on a 3485 sq ft lot.This was only on the market for 2 days before it got snatched up! Little beach house with large front patio. And of course no house is all that far from the beach!

124 Dunecrest Ave, Monterey, CA. 93940  Sold for $697,500 which was full list price. This one also sold fast – 13 days. IClosed escrow 06/01/16  It was a 2 bedroom, 1 bath, approx. 1085 sq ft. Lot was 6970 sq ft. which is huge for that area! Floor plan – open, triple pane windows, 2 car carport.

139 Dunecrest Ave., Monterey, CA. 93940 Sold for $705,000 and list price was $699,000 Closed escrow 06/08/2016.  3 bedroom, 2.5 bath, approx. 1062 sq ft. Lot size 3485. Wood burning fireplace, off street parking. Guess they were having a “block sale” on Dunecrest last year – 3 on the same block. But then these little houses really don’t turn over all that often.

Key Takeaway:  Expect to pay close to full list price for a Del Monte Beach home – and sometimes more!

207 Dunecrest Ave,, Monterey, CA. 93940  Sold for $875,000 with a list of $859,900 Closed in 12/02/16  Definite trend with many houses selling for higher than list price! 4 bedroom, 2 bath, approx. 2083 sq ft. which is huge for this area. Hey, back on Dunecrest again, but different block anyway. 5001 sq ft lot. This was bank owned and a fixer upper. But location, location and also size here. All cash sale.

115 Spray Ave., Monterey, Ca.  93940  Sold for $950,000 on a list price of $955,000 and got grabbed in only 6 days on the market.  Closed escrow 05/06/16.   2 bedroom, 2 bath approx. 1902 sq ft. on a 3485 sq ft lot. Hmm, some houses are bigger than some of these lots! Ocean views from many rooms, and a 2 car garage which is a rarity in this neighborhood.  This one had a “beach or upside down, flipped floor plan”. That means main living area is upstairs – living room, kitchen – where he view is! If your aren’t on the beach – this will be where you spend your time.

80 Beach Way, Monterey, Ca. 93940  Sold for $1,075,000 on a list price of $1,125,000. This was on the market a whole month – often they go faster here. Closed 11/29/16 Ok, things are slower around the holidays so that explains it. 4 bedroom, 2.5 bath, approx. 2214 sq ft on a 3485 sq ft. lot.  Beautiful bay views looking towards Pacific Grove.This also had a reverse floor plan with main living areas on the 2nd floor. Also had a 2 car garage.

On the market 31 days.Closed 08/13/16  4 bedroom, 2 bath approx. 1925 sq ft. on a 3600 sq ft. lot.  Of course this one too had beautiful ocean views as well as views of the city lights. Split level floor plan, bamboo floors good outdoor space too. Also a 2 car garage.

So of course the views are incredible. 4 bedroom, 2 bath home, approx. 2076 sq ft. on a 3598 sq ft. lot.  Patio with hot tub, wall of windows, 2 car garage.  All cash for this wonderful property.

One Sale for 2017

136 Spray Ave., Monterey, Ca. 93940  Sold for $725,000 with a list price of $700,000.  Closed in 03/07/17  2 bedroom, 2 bath approx. 1312 sq ft., on a 2614 sq ft lot. Ok, this is one is “almost a condo” with such a small lot. But it has an ocean view. Who needs a big lot with the beach as your playground! Also this house was bult in 2000 so only 17 yrs old. Hey, that is “new” for the Monterey Peninsula!  Large kitchen, separate dining area, double pane windows. Also one car garage.
